How to become a real estate agent in Wyoming

Thinking about a career in real estate? We’ve created this simple, step-by-step guide to show you how to become a licensed real estate salesperson in Wyoming.

Below are the essential steps and licensing requirements you must satisfy to become a licensed real estate salesperson in Wyoming.

Step 1

Before diving into your coursework, ensure you fulfill the Wyoming Real Estate Commission’s foundational requirements:

  • Be at least 18 years old before taking the exam.
  • Get fingerprinted. You must submit two blue fingerprint cards (FD-258) and a $39 certified check or money order payable to the Office of the Attorney General for a background check. Fingerprint reports are valid for 90 days.

Step 2

Once you have verified your eligibility and initiated your background check, the state mandates that all candidates complete approved pre-licensing education. In Wyoming, this consists of three specific courses: Salesperson I, Salesperson II, and the Wyoming Law Course.

  • Total hours: 68

Step 3

After completing your coursework, you’ll need to pass the Wyoming real estate salesperson examination. The exam consists of two portions: the National Exam (2.5 hours) and the State Exam (1.5 hours).

The exam is administered by Pearson VUE, and reservations must be made online at least 24 hours in advance. You will pay your exam fee at the time of reservation by credit card, debit card, or voucher. To walk into the test center with confidence, thoroughly study both national real estate principles and Wyoming-specific regulations.

Step 4

To actively practice real estate in Wyoming, you must work under the supervision of a licensed Wyoming real estate responsible broker. Take time to interview various brokerages. When interviewing, consider asking:

  • Training programs: Do they provide mentorship and educational tools to help new agents succeed?
  • Commission splits: Are you clear on how your income will be divided?
  • Workplace environment: Does the brokerage’s mission align with your personal career aspirations?

Step 5

Once you pass your exam and find your broker, you are ready for the final stage. You must apply for your license within 90 days of the last exam date.

Submit your completed application to the Wyoming Real Estate Commission along with the following:

  • $300 application fee
  • Proof of legal presence
  • Recent photograph
  • Course completion certificates
  • Passing exam score reports
  • Proof of Errors and Omissions (E&O) insurance

Once your application is approved, you’ll be ready to start your real estate career.
