How to become a real estate agent in Colorado

This guide lays out every step in plain terms, so you can get your Colorado real estate career off the ground faster than you might expect.

Getting your real estate license in Colorado involves five key steps, including education, testing, and working under an employing broker. Here are the licensing requirements set forth by Colorado’s Division of Real Estate.

Step 1

To qualify, you must be at least 18 years old. You’ll also need to complete a background check as part of the licensing process.

Step 2

Colorado requires pre-licensing education through a state-approved provider. These courses cover essential topics like contracts, real estate law, trust accounts, and brokerage operations.

  • Total hours: 168

Colibri Real Estate makes it easy to knock out your pre-licensing coursework on your own terms. Our self-paced online courses allow you to study 24/7 whenever your schedule allows. Step 3

After finishing your coursework, you’ll schedule your exam through PSI, the state’s official testing provider. The exam includes both national and state-specific sections and is designed to assess your understanding of real estate principles and Colorado law. With proper preparation and practice exams, many candidates pass on their first attempt.

Step 4

Before applying for your license, you’ll need to submit fingerprints for a background check and obtain Errors and Omissions (E&O) insurance, which is required for active Colorado licensees.

Step 5

Once you’ve completed the previous steps, you can apply for your license through the Colorado Department of Regulatory Agencies. In Colorado, your license will be issued as a real estate broker license.

To legally practice, your license must be activated under an employing broker. This relationship provides oversight, training, and support as you begin your career. When choosing an employing broker, consider the level of mentorship, commission structure, and resources available to help you succeed.
