How to become a real estate agent in Kentucky 

Learn how to get started with the real estate licensing process in Kentucky.

Step 1

Before you dive into your studies, let’s make sure you meet the state’s baseline criteria. The Kentucky Real Estate Commission (KREC) requires a few basic qualifications to get started. 

You need to meet the following criteria: 

  • Age requirement: You must be at least 18 years old. 
  • Education: You need a high school diploma or a GED.  

Step 2

To obtain your Kentucky real estate license, you’ll need to complete a pre-license course through a state-approved education provider. Your classes will cover everything from property laws to fair housing regulations, so you’re fully prepared to serve your future clients.

Step 3

Kentucky requires you to submit your fingerprints for a National Criminal History Check before registering for the exam. However, you do not need to wait for the results to schedule your test. 

  • You can complete this through the FBI ($18), which sends results to you, or the Kentucky State Police ($51.25), which sends results directly to the Kentucky Real Estate Commission. 
  • Note: Background checks are only valid for 90 days, so you’ll need to pass your exam and apply for your license before it expires. 

Step 4

After completing real estate school, you’ll be officially ready to tackle the Kentucky real estate exam. This test is administered by PSI. You’ll need to score at least a 75% to pass. 

To make sure you pass with flying colors, ask yourself: 

  • Have I taken enough practice exams
  • Am I comfortable with both state and national real estate concepts?

Step 5 

To activate your license, you must affiliate with a sponsoring broker and obtain E&O insurance. 

Choosing the right brokerage is a huge decision. You should interview a few different brokerages and ask them about the following: 

  • Mentorship programs: Do they offer ongoing education or hands-on support for new agents?  
  • Commission splits: Make sure you understand how commissions are divided. 
  • Company culture: Visit the office to ensure the professional environment aligns with your values. 

Next, submit your application to the Kentucky Real Estate Commission within 60 days of passing both portions of your exam. 

Here is your checklist for the final application process: 

  • Provide your certificate of completion for the pre-licensing course. 
  • Include a copy of your high school diploma, GED, or college transcript. 
  • Provide proof of E&O insurance. 
  • Pay the licensing fee ($130 for an active license, or $120 for inactive). 

Once processed, you’ll be legally ready to practice real estate and join the network of professionals in Kentucky.  

Just remember, you’ll also need to complete 48 hours of post-license courses once you’re licensed.
