Step 1

Before you can dive into your new career, you must meet the state’s baseline criteria established by the Mississippi Real Estate Commission (MREC) and complete the licensing requirements

You need to meet the following criteria: 

  • Residency requirement: Mississippi offers both resident and nonresident licenses. To apply for a resident salesperson license, you must be a Mississippi resident before submitting your application. 
  • Age requirement: You must be at least 18 years old. 
  • Total hours: 60

Step 2

Because Mississippi requires a sponsoring broker as part of the application, you will need to select a broker before submitting your application. 

Choosing the right brokerage is a huge decision. You should interview a few different brokerages and ask them about the following: 

  • Mentorship programs: Do they offer ongoing education or hands-on support for new agents? 
  • Commission splits: Make sure you understand how commissions are divided. 
  • Company culture: Visit the office to ensure the professional environment aligns with your values. 

In addition to your broker’s signature, your Mississippi application requires the signed recommendation of three citizens who own real estate and have known you for at least one month. (These individuals cannot be related to you). 


Step 3

Once your education is complete and your references are gathered, it’s time to submit your Resident Salesperson License Application to the MREC. 

Here is your checklist for the application process: 

  • Provide your course completion certificates. 
  • Include your responsible broker’s signature and the contact information for three real estate owners who are not related to you. 
  • You’ll also need to provide three business references who have known you for the past five years (separate from your real estate owner recommendations). 
  • Provide two photographs (a full face and a profile view). 
  • Pay the $100 application fee and the $50 background check processing fee. 
  • Your application must be notarized and submitted within 60 days of the notarization date. 

As part of the licensing process, all applicants must complete a fingerprint-based criminal background check, which typically costs around $50. This check is required by Mississippi law and includes a review of both state and federal criminal history records. 

After your application is reviewed and approved, you’ll receive a letter of approval from the commission confirming that you are eligible to take the state exam. 


Step 4

With your approval letter in hand, you are authorized to schedule your Mississippi real estate exam administered by PSI Services. 

The exam fee is $75. To prepare for exam day, make sure you feel confident in both national real estate concepts and Mississippi-specific laws. Once you pass both portions of the exam, you will become eligible for licensure. 


Step 5 

There is one final step. Mississippi requires all new salespersons to complete a 30-hour post-license course within 12 months of receiving their license. Completing this ensures you have the practical knowledge to build a thriving, long-term business.
