How to become a real estate agent in Maryland

Getting your real estate license in Maryland is more straightforward than you might think.

Here’s how to get your Maryland real estate license in five steps.

Step 1

Before you begin, make sure you meet the basic license requirements set by the Maryland Real Estate Commission.

To apply for a real estate license in Maryland, you must:

  • Be at least 18 years old
  • Meet general character and fitness requirements

If you have a criminal history, it does not automatically disqualify you. Applications are reviewed on a case-by-case basis, and you may be asked to provide additional documentation regarding your legal history.

Step 2

Maryland requires you to complete pre-licensing education through an approved provider before taking the licensing exam.

  • Total hours: 60

Your coursework will cover key topics like real estate principles, contracts, Maryland law, and property practices. Your required classes will prepare you for both the exam and real-world transactions.

You can complete your coursework entirely online, making it easy to balance studying with work and everything else life throws at you. Colibri Real Estate offers self-paced online courses, so you can study 24/7 on your own schedule. With dedicated academic advisors, live Q&A sessions, and our Pass or Don’t Pay Guarantee, you’ll have support every step of the way.

Step 3

After completing your education, you’ll need to pass the Maryland real estate licensing exam administered by PSI.

The exam includes both national and Maryland-specific sections, and you must pass both to move forward. Once you pass, you’ll receive instructions within a few business days on how to apply for your license online.

To prepare for the test effectively, focus on practice exams, reviewing key concepts, and using structured exam prep tools.

Step 4

Before your license can be activated, you’ll need to affiliate with a sponsoring brokerage.

Your sponsoring broker will supervise your work and provide the guidance and resources you need as you start your real estate career.

When evaluating brokerages, consider:

Choosing the right real estate broker is an important step in shaping your early career and having a solid foundation for your business.

Step 5

After passing your exam, you’ll apply for your real estate license through the Maryland Real Estate Commission.

As part of the licensing process:

  • You’ll receive your registration/license number after passing the exam
  • You’ll complete the online application through the state portal
  • Your sponsoring broker must confirm your affiliation if applying for an active license

If you apply without a broker, your license will be issued as inactive.

Before submitting, review everything carefully to avoid delays.
