How to become a real estate agent in Louisiana

Getting your real estate license in Louisiana is simpler than it might seem. Here’s a clear breakdown of the five steps to become a licensed real estate agent. 

Step 1

Before you begin, make sure you meet the basic license requirements set by the Louisiana Real Estate Commission (LREC). 

To apply for a real estate license in Louisiana, you must: 

  • Be at least 18 years old 
  • Hold a high school diploma or equivalency certificate (GED) 
  • Meet general character and fitness requirements 

If you have a criminal history, it does not automatically disqualify you. Applications are reviewed on a case-by-case basis, and you may be asked to provide additional documentation regarding your legal history. 


Step 2

Louisiana requires you to complete pre-licensing education through an LREC-approved provider before you can take the licensing exam.    

  • Required pre-licensing hours: 90 

Your coursework will cover key topics like real estate principles, Louisiana license law, LREC rules and regulations, civil law as it relates to real estate, and property practices. These required classes will prepare you for both the exam and real-world transactions. 

After completing your education, you’ll submit your Part A application and fee to the LREC. Please note: All applications must be submitted via mail or in-person drop-off at the LREC office. The LREC does not accept applications through electronic means.

Step 3

Once your application is approved, you’ll receive authorization from Pearson VUE via email to schedule your exam. 

The exam includes both national and Louisiana-specific sections, and you must pass both to move forward. The combo exam (state and national) consists of 135 questions.  

To prepare effectively, focus on practice exams, reviewing key concepts, and using structured exam prep tools. 

You’ll also need to complete your background check and fingerprinting. You can schedule an appointment online at a convenient location near you. 


Step 4

Before your license can be activated, you’ll need to affiliate with a licensed sponsoring broker who will supervise your work and provide the guidance and resources you need as you start your career. 

When evaluating brokerages, consider: 

  • Training and mentorship opportunities 
  • Commission structure 
  • Company culture and support 

Choosing the right brokerage is an important step in shaping your early career and building a solid foundation for your business. 


Step 5 

After passing both portions of the exam, you’ll complete and submit the Initial Real Estate License Application, Part B, along with proof of errors and omissions (E&O) insurance. 

As part of the licensing process: 

  • You can purchase E&O insurance through the LREC group policy or independently through a private insurer 
  • Your sponsoring broker must confirm your affiliation if applying for an active license 
  • You may request an inactive license status if you are not yet ready to practice or do not have a sponsoring broker 

Mail or drop off your completed application and all required documents to the LREC office at 9071 Interline Ave, Baton Rouge, LA 70809. Before submitting, review everything carefully to avoid delays. 

Please note: After getting licensed, Louisiana has a 45-hour post-license education requirement.
