How to become a real estate agent in New Jersey

Step 1

Before embarking on your real estate journey, you must meet the New Jersey Real Estate Commission’s criteria and complete your pre-licensing education.  

First, confirm you meet the following requirements: 

  • Age: You must be at least 18 years old. 
  • Education: You must have a high school education or its equivalent. 
  • Residency and legality: You must have a valid Social Security number and legal authorization to work in the United States. 
  • Legal record: Candidates must demonstrate honesty and trustworthiness, possess a clean legal record, and pass a background check. 

Next, you’ll need to complete pre-licensing education through a school approved by the New Jersey Real Estate Commission. This coursework is designed to teach you the fundamentals of the industry, covering essential topics such as: 

  • Real estate laws and regulations specific to New Jersey 
  • Ethical practices in real estate transactions 
  • Property management and appraisal fundamentals 
  • Contracts, financing, and agency relationships 
  • Total hours: 75

Step 2

You’ll have 4 hours to complete the exam and must score at least 70% to pass. Once your eligibility is submitted to PSI, you can schedule your exam online, choose a testing center or remote option, and pay the $38 exam fee. 

To improve your chances of passing, spend extra time reviewing New Jersey licensing laws, contracts, agency relationships, and real estate math. Your results will appear immediately after completing the exam. 


Step 3

Once you pass the state exam, you’ll move on to fingerprinting and a background check. This step helps confirm that you meet New Jersey’s requirements and shows that you’re someone clients and the industry can trust. 


Step 4

In New Jersey, new real estate salespersons must affiliate with a sponsoring brokerage before they can activate their license. This partnership is key to jumpstarting your career and provides the essential support you need as a new agent. You can begin searching for a brokerage while completing your other steps. 

When searching for the right sponsoring brokerage, you should look for the following: 

  • Training and mentorship: Choose a broker with a solid onboarding program to guide you through your early transactions. 
  • Commission structure: Understand how commission splits and fees align with your income goals. 
  • Company reputation: Research the broker’s market presence and testimonials from other agents. 

Step 5 

After passing your exam, completing your background check, and finding a sponsoring broker, you’ll formally apply for your New Jersey Real Estate Salesperson License through your broker.

  • Signed documentation from your sponsoring broker 
  • Proof of completed pre-licensing education and passing exam results 
  • Required fees for license processing, which vary annually
