How to get your real estate license in Wisconsin

Step 1

Meet the basic requirements

Before you dive into your studies, let’s make sure you meet the state’s baseline criteria. The Wisconsin Department of Safety and Professional Services (DSPS) requires a few basic qualifications to get started. 

You need to meet the following criteria: 

• Age requirement: You must be at least 18 years old. 
• Education: You need a high school diploma or a GED. 
• Work authorization: You must be legally authorized to work in the U.S. 
• Background check: Applicants must disclose their criminal history and meet DSPS character requirements. While there is no standard background check fee, applicants with prior convictions may choose to submit a predetermination application for $68 to have DSPS review their eligibility in advance.

Pass the Wisconsin real estate exam

After completing real estate school, you’ll be officially ready to tackle the Wisconsin real estate exam. This test is administered by Pearson VUE, and the fee is $65. You’ll need to score at least a 75% to pass.

Step 4

Secure a sponsoring brokerage

To actively practice real estate in Wisconsin, you must affiliate with a licensed sponsoring broker.

• Mentorship programs: Do they offer ongoing education or hands-on support to empower new agents? 
• Commission splits: Make sure you understand how commissions are divided.

Step 5 

Submit your real estate license application

Once you’ve passed your exam and found a broker to support your success, it’s time to submit your application to the Wisconsin DSPS.  

Here is your checklist for the final application process: 

• Provide proof of your completed pre-licensing education. 
• Provide evidence of passing the salesperson examination. 
• Submit Form 812 (Notice of Licensee Association with Firm) signed by your sponsoring broker. 
• Disclose any convictions or pending charges (if applicable). 
• Pay the $60 credentialing fee.
