How to get your real estate license in Utah
Ready to start your journey to a successful real estate career? Here are the five key steps and license requirements to become a real estate sales agent in Utah.
Step 1
Meet the basic requirements and complete your pre-licensing education
Before you can dive into your new career, you must meet the state’s licensing requirements established by the Utah Division of Real Estate and complete pre-licensing education.
You need to meet the following criteria:
- Age & identification requirement: You must be at least 18 years old and provide a valid social security number.
- Education requirement: You must have a high school diploma or its equivalent.
- Character requirement: You must meet the statutory licensing qualifications of honesty, integrity, truthfulness, reputation, and competency.
Once you meet these criteria, you must take your approved education at a certified real estate pre-license school. Your classes will cover everything from property laws to fair housing regulations, ensuring you’re fully prepared to serve your future clients.
- Total hours: 120

Step 2
Pass the Utah real estate exam
After completing your pre-license education, you’ll register for and pass the Utah Real Estate Sales Agent Exam, which is administered by Pearson VUE.
You must take and pass this exam within one year of completing your required pre-license curriculum. The examination fee is $59.
To prepare for exam day, make sure you feel confident in both national real estate concepts and Utah-specific laws.
Step 3
Submit your application and complete your background check
After passing the exam, you must submit your license application within 90 days of passing the exam
Here’s your checklist for the application process:
- Create a UtahID account. If you already have one, use your existing login. If creating a new one, you must use the exact email address you used for testing with Pearson VUE to avoid processing delays.
- Apply for your Real Estate Sales Agent License online.
- Upload all required documents in PDF format.
- Pay the $157 application fee.
Important: Do NOT get your fingerprints done immediately. After you submit your application, the Division will email you the necessary instructions and authorization forms for your fingerprints within 1-2 business days. Please review these documents immediately to ensure there are no delays.
Processing times may vary but typically take several weeks. A specialist will reach out by email if there are any questions, or confirmation will be sent by email once the license has been approved.
Step 4
Secure a sponsoring brokerage
To activate your Utah real estate license and start practicing, you’ll need to select a licensed Utah broker to sponsor you.
Choosing the right brokerage is a huge decision. You should interview a few different brokerages and ask them about the following:
- Mentorship programs: Do they offer ongoing education or hands-on support for new agents?
- Commission splits: Make sure you understand how commissions are divided.
- Company culture: Visit the office to ensure the professional environment aligns with your values.
Step 5
Complete your post-licensing education
There is one final educational step to ensure you are set up for long-term success. All new sales agents in Utah must complete an 18-hour post-licensing continuing education requirement during their first renewal cycle.
Your post-licensing includes 15 hours of required courses and the remaining 3 hours can consist of any approved core or elective continuing education.
