How to become a real estate agent in Nevada

Step 1

Before you can dive into your new career, you must meet the state’s baseline criteria established by the Nevada Real Estate Division (NRED) and complete the licensing requirements. 

You need to meet the following criteria: 

  • Residency requirement: Nevada offers both resident and nonresident licenses. If you are a non-Nevada resident, you must submit a notarized “Consent to service of process” (Form 656). 
  • Age requirement: You must be at least 18 years old. 

Once you meet these criteria, you must complete your pre-licensing real estate education from a state-approved provider. Your classes will cover everything from property laws to fair housing regulations, ensuring you’re fully prepared to serve your future clients.  

  • Total hours: 120

Step 2

 You will need to register for and pass the Nevada real estate exam, which is administered by Pearson VUE. 

The exam fee is $100. To prepare for exam day, make sure you feel confident in both national real estate concepts and Nevada-specific laws. Once you pass both the state and national portions of the exam within the 12-month timeframe, you will become eligible for licensure. 


Step 3

To activate your Nevada real estate license, you will need to select a licensed Nevada broker to sponsor you. 

Choosing the right brokerage is a huge decision. You should interview a few different brokerages and ask them about the following: 

  • Mentorship programs: Do they offer ongoing education or hands-on support for new agents? 
  • Commission splits: Make sure you understand how commissions are divided. 
  • Company culture: Visit the office to ensure the professional environment aligns with your values. 

Step 4

Before you can apply for your license, you must complete a fingerprint-based criminal background check. In Nevada, your Fingerprint Background Waiver must be completed, signed, and dated prior to obtaining your fingerprints. You must use an approved fingerprint vendor, and keep in mind that your fingerprints expire after six months. 

Once your education and background check are complete, it’s time to submit your Application (Form 549) to the Nevada Real Estate Division. 

Here is your checklist for the application process: 

  • Provide proof of pre-licensing course completion. 

Include the notarized Consent to Service of Process form if you are an out-of-state applicant. 


Step 5 

There is one final educational step to ensure you are set up for long-term success. Nevada requires all new salespersons to complete 30 hours of post-licensing education. Completing this ensures you have the practical knowledge to build a thriving, compliant, and long-term business.
