Massachusetts real estate exam: format, passing score, and how to prepare

The Massachusetts real estate exam is a 120-question test that evaluates your knowledge of real estate principles and Massachusetts law. It is administered by PSI and requires a score of at least 70% on both sections to pass.

The real estate exam is administered by PSI on behalf of the Massachusetts Board of Registration of Real Estate Brokers and Salespersons.

To pass the real estate exam, you must score at least 70% on both the national section and the state-specific section. 

You must pass both sections during the same exam. 

Passing breakdown: 

  • National section: 56 out of 80 questions correct 
  • Massachusetts section: 28 out of 40 questions correct 
  • Both sections must be passed (no combined average) 

Experimental questions do not count toward your score.

FAQs   

Do you need a background check to take the Massachusetts real estate exam?

Massachusetts does not require fingerprinting, but applicants must complete a CORI (Criminal Offender Record Information) authorization form, which allows the state to review criminal history. You must also submit three character endorsements as part of the licensing process. Shape 

Can you skip questions and come back to them later? 

Yes. The exam is computer-based, and you can flag questions and return to them before time runs out.  

What happens if your pre-licensing course expires?

If more than 2 years pass after completing your course without passing the exam, you may need to retake the course before becoming eligible again.   

Do you get your real estate license immediately after passing?

After passing, your license is issued through the Massachusetts eLIPSE system once you complete the required steps and pay your licensing fee.
