Step 1

Before you begin, make sure you meet California’s eligibility criteria. You must be at least 18 years old to apply for a real estate salesperson license. 

California residents can move forward with the standard application process. If you live out of state, you’ll need to submit additional documentation, including a notarized Consent to Service of Process (RE 234) form


Step 2

To qualify for licensure, you’ll need to complete state-required coursework through a DRE-approved real estate school.

Step 3

After starting your education, you’ll submit your application to the California DRE and complete your fingerprinting requirement. 

You can choose between two application paths: 

  • Combined Exam and License Application (Recommended): Submit one application and pay a $450 fee.  
  • Separate Applications: Apply for the exam first ($100), then submit your license application ($350) after passing.  

Fingerprinting is required for all applicants: 

  • California residents typically use a Live Scan provider  
  • Out-of-state applicants can use Live Scan or submit fingerprint cards  

Getting this step done early can help speed up your licensing timeline.  


Step 4

After your application is processed, you’ll be eligible to schedule and take the state licensing exam.

Livestream Courses: Follow the school’s schedule, usually 8-12 weeks

Do I need a college degree to become a real estate agent in California?

No, you do not need a college degree to become a California real estate agent. The primary educational requirement is to complete pre-licensing courses. This makes real estate an accessible career path for individuals from diverse educational backgrounds who are motivated to learn the profession and pass the licensing exam. 

How many times can I take the California real estate exam?

California does not limit the number of times you can take the real estate salesperson examination. However, you must wait until your application is processed and you receive authorization before retaking the exam if you don’t pass on your first attempt. Each exam attempt requires a new $100 examination fee.  

Your original examination application remains valid for two years from the date the DRE receives it, meaning you can retake the exam multiple times within that two-year window without reapplying. If you don’t pass within two years, you’ll need to submit a new application with all required documentation and fees. 

Many successful California agents didn’t pass on their first attempt. Persistence and thorough preparation are key to success. 

Can I get my California real estate license if I have a criminal record?

A criminal record does not automatically disqualify you from obtaining a California real estate license, but the DRE evaluates each case individually. The DRE considers factors including the nature and severity of the offense, how much time has elapsed since the conviction, evidence of rehabilitation, and the relationship between the conviction and the duties of a real estate licensee. Crimes involving dishonesty, fraud, or financial misconduct typically raise more significant concerns than unrelated offenses.  

If you have a criminal history, disclose it completely and accurately on your application. Failure to disclose can result in automatic denial. Consider consulting with the DRE or a legal professional before applying if you have concerns about how your background might affect your eligibility.
