Illinois licenses entry-level real estate professionals as brokers, so to become a real estate agent in Illinois, you’ll first need to earn your Illinois real estate broker license. The process generally takes a few months and includes the following steps:

Make Sure You Meet Illinois Broker Requirements

Illinois Department of Financial & Professional Regulation (IDFPR) broker applicants must be at least 18 years old and have graduated from high school or earned an equivalent credential such as a GED. Review the Illinois broker licensing requirements before starting.

Complete Your 75 Hours of Illinois Pre-License Education

Complete 75 class hours of IDFPR-approved pre-license education: 60 hours of Broker Pre-License Topics and 15 hours of Broker Pre-License Applied Real Estate Principles-Interactive.

Illinois pre-license education is valid for two years after satisfactory completion.

Pass the Required Pre-License Course Final

For self-paced correspondence or home-study courses, pass the proctored pre-license final exam with a minimum score of 75%, separate from the Illinois state licensing exam.

Take and Pass the Illinois Real Estate Broker Exam

Create a PSI account, upload your course certificate, and schedule the Illinois Real Estate Broker Examination.

The exam includes 100 national questions with 150 minutes and 40 Illinois questions with 90 minutes, with a 70% passing score on the national portion and 75% on the Illinois portion. The current exam fee is $58, with test-center and remote-proctored options available.

Choose a Sponsoring Broker for Active Status

Illinois requires proof of sponsorship for an Active broker license.

A broker may perform licensed real estate activities only for the sponsoring broker registered with IDFPR.

Apply for Your Illinois Broker License

After passing the exam, submit your application through the IDFPR Online Services Portal.

The current initial broker application fee is $150, and applicants have one year from the passing exam date to apply and meet licensing requirements. If you are seeking Active status, include proof of sponsorship.

Great course for residential real estate. I was happy to receive a physical copy of the book in addition to the online course, as I like highlighting and reading off of a physical copy. Competitors charged extra for that type of service.

I was very satisfied with the course. I thought it was very complete and easy to do in my spare time, at my own pace.

Can I take both online and livestream courses?

Each Illinois pre-licensing class must be completed in the format it was started to receive credit.

How much does a real estate license cost in Illinois?

Costs can vary by course package. In addition to pre-licensing education, the current Illinois broker examination fee is $58 and the IDFPR initial broker license application fee is $150. Fees can change, so check PSI and IDFPR for current amounts before applying.

Are there promo codes or discounts available?

Occasionally, Colibri offers promo codes and discounts for online Illinois pre-licensing courses. Check our website or student dashboard regularly for current offers and typical savings.

How long does it take to become a real estate agent in Illinois?

Timing depends on how quickly you complete the 75 hours of required education, schedule and pass the PSI examination, secure sponsorship if you want an Active license, and submit a complete IDFPR application. Illinois pre-license education is valid for two years, and you must apply for licensure within one year after receiving a passing exam score.

Can I complete Illinois pre-licensing entirely online?

Absolutely. Colibri offers self-paced online courses and livestream options, with accessibility features like audio read-along, captions, and screen-reader compatibility.

Does Illinois offer real estate license reciprocity?

Illinois no longer uses the prior state-by-state reciprocity process. Effective January 1, 2026, out-of-state brokers and managing brokers apply through the endorsement process. Broker endorsement applicants generally need an active license in good standing, a 30-hour Broker Pre-License Endorsement Course, the Illinois-specific examination, and the other documentation required by IDFPR.

Can you take the Illinois real estate exam without classes?

No. For the standard first-time broker path, you must complete 75 hours of IDFPR-approved pre-license education before you are eligible for the broker examination. Illinois attorneys admitted to practice by the Illinois Supreme Court qualify under a separate examination pathway.

What is the duration of the real estate course in Illinois?

First-time Illinois broker applicants complete 75 class hours of approved pre-license education: 60 hours of Broker Pre-License Topics and 15 hours of Broker Pre-License Applied Real Estate Principles-Interactive.

Is a part-time real estate career realistic in Illinois?

Yes. Many agents start part-time while balancing other work. Weekly hours, deal counts, and income vary, but self-paced online courses make it easier to study around your schedule.

Does Illinois offer real estate license reciprocity?

Yes. Illinois recognizes licenses from Colorado, Connecticut, Florida, Georgia, Indiana, Iowa, Kentucky, Nebraska, and Wisconsin.

What are the steps to get a real estate license in Illinois?

1. Meet the Illinois broker eligibility requirements
2. Complete 75 hours of approved pre-license education
3. Pass the required pre-license course final exam
4. Register with PSI and pass the Illinois broker examination
5. Choose a sponsoring broker for an Active license
6. Apply through the IDFPR Online Services Portal

What are the requirements to get a real estate license in Illinois?

For the standard first-time Illinois broker path, you must be at least 18 years old, have a high school diploma or equivalent, complete 75 hours of approved pre-license education, pass the Illinois broker examination, and submit the broker license application to IDFPR. Proof of sponsorship is required if you are seeking an Active license. The 45-hour post-license requirement applies after initial licensure and is completed for a later renewal period, not as a prerequisite to the initial license.

Do I need a college degree to get an Illinois real estate broker license?

No. A college degree is not required for the standard first-time broker path. Illinois requires applicants to be at least 18 years old and have graduated from high school or earned an equivalent credential such as a GED.

What is on the Illinois real estate broker exam?

The current PSI broker exam has a 100-question national portion and a 40-question Illinois portion. Candidates receive 150 minutes for the national portion and 90 minutes for the state portion. The passing standard is 70% on the national portion and 75% on the Illinois portion. PSI may also include a small number of unscored experimental questions.

Do I need a sponsoring broker to get an Illinois real estate license?

You need proof of sponsorship if you want your Illinois broker license issued on Active status. Illinois law allows a broker to perform licensed activities only for the sponsoring broker registered with IDFPR.
