How to get a Real Estate License in Pennsylvania
Getting your Pennsylvania real estate salesperson license starts with 75 required hours of approved education and ends with approval by the Pennsylvania State Real Estate Commission. Follow these steps:
1
Confirm Pennsylvania salesperson eligibility
You must be at least 18 years old and have a high school diploma or equivalent. No prior real estate work experience is required.
2
Complete 75 hours of approved real estate education
Complete 75 hours of Pennsylvania pre-licensing education, including Real Estate Fundamentals (30 hours) and Real Estate Practice (45 hours), through an approved provider. Pass the required course assessments. Eligible degree holders may qualify for an education exemption.
3
Pass the Pennsylvania salesperson licensing exam
Register for the Pennsylvania real estate exam through Pearson VUE and pass both the national and Pennsylvania state portions. Prepare with Pennsylvania real estate exam prep. Both passing results must fall within three years before submitting your complete application. Applicants actively licensed in another state within the preceding five years may qualify to take only the state portion.
4
Submit your criminal history records
Obtain a criminal history records check from each state where you have lived, worked, or studied during the past five years. Reports must be dated within 180 days of your application. For Pennsylvania records, use the state’s PATCH service, following the documentation requirements in the Commission’s licensure guide.
5
Find a sponsoring Pennsylvania broker
Find a sponsoring Pennsylvania broker with an active Pennsylvania broker license who agrees to supervise and train you. You must secure this affiliation before submitting your salesperson license application.
6
Apply through PALS and activate your license
Submit your application through the Pennsylvania Licensing System (PALS) with your exam results, education documentation, criminal history reports, and broker information. Pay the $97 initial licensing fee listed in the Commission’s salesperson licensure requirements. Once approved, the Commission sends your license to your employing broker. Begin practicing once your license is issued and you are working under that broker.
