How to get a Real Estate License in Maryland
To become a real estate agent in Maryland, you must first get your Maryland real estate license. The process of getting your real estate license generally takes a few months and includes the following steps:

Check Maryland salesperson eligibility
Under the Maryland salesperson eligibility requirements, applicants must be at least 18 years old and meet the Maryland Real Estate Commission’s standards for good character and reputation.

Complete 60 hours of approved pre-licensing education
To meet the Maryland real estate license requirements, complete a Commission-approved 60-hour salesperson pre-licensing course. Colibri offers online study options that let you complete the required coursework while preparing for the licensing exam.

Pass your pre-licensing course final exam
After completing the 60-hour course, pass the school’s required final exam. This is separate from the Maryland salesperson licensing exam administered by PSI. Confirm course-final passing and proctoring instructions with your school.

Pass the Maryland real estate licensing exam
Schedule your Maryland real estate licensing exam through PSI after your education is reported and you are eligible to test. The computer-based salesperson exam has national and Maryland portions, with a minimum passing score of 70% on each. The state lists a $44 exam fee and a two-hour testing period. You must pass both portions before you can apply for the license.

Apply for your Maryland salesperson license
After passing both exam portions, watch for the Commission’s email with your registration number and online application instructions. Apply within one year of passing both portions. The Commission’s salesperson licensing fees and application information list an original license fee of $98, including the guaranty-fund payment, effective April 27, 2026. Fees may change.

Find a sponsoring broker and activate your license
To practice real estate, affiliate with a Maryland-licensed broker. If your license is issued inactive, you cannot conduct licensed real estate activity until you meet the Commission’s activation requirements and are affiliated with a broker.

If a student does not pass the Maryland real estate license exam within 30 days of completing the exam prep course, we’ll reimburse the original cost of either your pre-licensing package or the exclusive exam prep you purchased.* For reimbursement, email us at [email protected] with a copy of your exam results, including the date of the exams, within 30 days of the failed exam attempt.
*Specific state laws or regulations prohibit some students from qualifying. For example, Florida, Michigan, Tennessee, and New Jersey do not permit guarantees to passing the real estate licensing exam.
Maryland charges $98 for the original salesperson license (including its guaranty-fund contribution) and PSI lists a $44 examination fee.
