To become a real estate agent in Colorado, you will need to qualify for and obtain a Colorado real estate broker license. New licensees generally begin at the associate broker level. Here is what to expect: 

Check Colorado Broker License Eligibility

Colorado real estate broker applicants must be at least 18 years old. First-time associate broker applicants do not need prior real estate experience.

If you have prior criminal convictions or professional disciplinary actions, review the Colorado Division of Real Estate application requirements before applying.

Complete Colorado Qualifying Education

Complete 168 hours of qualifying education from an approved school or qualifying accredited college or university.

The required subjects are 48 hours of Real Estate Law and Practice, 48 hours of Colorado Contracts and Regulations, 24 hours of Real Estate Closings, 8 hours of Trust Accounts and Record-Keeping, 8 hours of Current Legal Issues, and 32 hours of Practical Applications. Keep your completion certificate(s) as proof of education.

Take and Pass the Colorado Real Estate Broker Exam

Schedule the exam with PSI. First-time applicants must pass both portions of the broker exam.

The national portion has 80 questions, 120 minutes, and requires 60 correct answers. The Colorado portion has 74 questions, 110 minutes, and requires 53 correct answers.

Complete Fingerprinting & Your Background Check

Submit fingerprints through a Colorado Bureau of Investigation approved vendor for the required Colorado and national fingerprint-based criminal history background check.

The Division must receive the background-check results before it can process your license application. Review the Colorado fingerprint background-check instructions before scheduling.

Set Up Your Active Associate Broker License

Colorado may issue a new broker license on inactive status.

To perform licensed real estate activities as a new associate broker, you will need to work under a Colorado employing broker and have compliant errors and omissions (E&O) insurance in place for an active license.

Submit Your Colorado Broker License Application

Apply through the Colorado Division of Real Estate online licensing system after completing the applicable education, exam, fingerprint, and insurance requirements.

Exam results are valid for one year from the date each portion is passed. Review the Colorado broker application instructions and current fees before submitting your application.

What is Pass or Don’t Pay Guarantee?

If a student does not pass the Colorado real estate license exam within 30 days of completing the exam prep course, we’ll reimburse the original cost of either your pre-licensing package or the exclusive exam prep you purchased.* For reimbursement, email us at [email protected] with a copy of your exam results, including the date of the exams, within 30 days of the failed exam attempt.  
*Specific state laws or regulations prohibit some students from qualifying. For example, Florida, Michigan, Tennessee, and New Jersey do not permit guarantees to passing the real estate licensing exam. 

Can I take both online and livestream?

Each class must be completed in the format it was started to receive credit.

How much does a real estate license cost in Colorado?

Your total cost depends on the pre-licensing package you choose and the cost of E&O insurance. Current required fees include the $83 Colorado broker application fee, a $49 first-time PSI examination fee, and a $39.50 CBI/FBI background-check fee, plus any fingerprint vendor service fee.
