How to renew your real estate license in Georgia
Georgia real estate salespersons, associate brokers, and brokers can renew their licenses online by completing continuing education and submitting renewal through the Georgia Real Estate Commission (GREC) Online Services system before their expiration date.
Georgia real estate license renewal steps
Renew your license before your expiration date to avoid interruptions to your ability to practice real estate in Georgia. Georgia real estate licenses renew every four years, and licensees may renew up to 120 days before their renewal date.
Step 1
Complete your continuing education requirements
Before renewing your license, complete all required continuing education.
Salesperson first-time renewal:
- New licensees must complete a post-license course during their first year of licensure.
- If this is your first CE renewal, you must complete 27 hours total as 9 hours of post-license coursework will count.
Salesperson standard renewal: 36 hours
Associate broker renewal: 36 hours
Broker renewal: 60 hours
Georgia continuing education requirements include:
- At least 3 hours of Georgia license law education
- State-approved continuing education topics related to real estate practice
- Broker-specific education requirements for brokers and associate brokers, the hours of which count toward the total CE requirement.
All approved Georgia real estate schools are required to electronically report course completions to GREC. Most schools post course completions within 1–2 business days.
If your continuing education has not yet been posted by your renewal deadline, GREC recommends renewing your license to inactive status to avoid late fees. Once your education has been posted, you may reactivate your license by submitting a Change Application. There is no fee to reactivate your license.
Pro Tip: Complete your continuing education at least 60–90 days before your expiration date to avoid last-minute reporting or renewal delays.
Step 2
Renew your license through GREC Online Services
Log into your GREC Online Services account through the Georgia Real Estate Commission website.
From the dashboard, select “Renew License” for the license you need to renew.
Salespersons and associate brokers must maintain an active broker affiliation to practice on active status in Georgia. Brokers may renew independently through GREC Online Services.
Step 3
Review your information, pay your renewal fee, and confirm approval
Before submitting your renewal:
- Verify your contact information
- Confirm your license status and brokerage information
- Confirm your continuing education has been completed and posted properly
After submitting payment:
- Save your confirmation page
- Monitor your renewal status through GREC Online Services
- Verify your license status updates appropriately after approval
Online renewals must be submitted by midnight on your renewal due date to avoid late fees and license lapse.
If you renew by mail, your renewal application must be postmarked no later than your renewal due date.
Processing times may vary depending on renewal volume and continuing education reporting.

FAQs
If you do not renew your license by your renewal due date, your license will lapse and you may not legally conduct activities requiring a Georgia real estate license.
Georgia charges a late fee for expired licenses and requires reinstatement after expiration.
If your license has expired:
– Less than 30 days and all continuing education is complete and posted: you may be eligible for online reinstatement to active status
– Less than one year: you may still reinstate your license online, but additional requirements and late fees apply
– If continuing education is incomplete: your license will generally be reinstated to inactive status until all education requirements are completed and posted
– More than one year: additional reinstatement requirements may apply through GREC
Prior to reinstating a license online, licensees may also need to submit lawful presence verification documentation and a notarized affidavit if those documents are not already on file with GREC.
Georgia allows reinstatement for licenses that have lapsed, but late fees and reinstatement requirements apply immediately after expiration.
A $100 late fee applies if you do not renew by your renewal due date.
If your license remains expired, reinstatement eligibility and requirements depend on how long the license has been lapsed and whether continuing education requirements have been completed.
Georgia does not allow you to continue practicing real estate on an expired license.
No. Renewing an individual broker license does not renew a firm license.
Each firm license has its own license number and renewal date and must be renewed separately. Georgia firm licenses also renew every four years, but no continuing education is required for firm license renewal.
