To become a real estate agent in Florida, you must first get your Florida real estate license. The process of getting your real estate license generally takes a few months and includes the following steps:

Make Sure You Meet Florida’s License Requirements

Florida’s Department of Business & Professional Regulation (DBPR) requires sales associate applicants must be at least 18 years old, hold a high school diploma or equivalent, and have a U.S. Social Security number.

Florida law also requires applicants to meet character and qualification standards for licensure. Review the Florida Real Estate Commission licensing requirements before applying.

Complete Pre-Licensing Course & Final Exam

Complete a state-approved 63-hour sales associate pre-licensing course.

After completing the required course, pass the Florida sales associate pre-licensing final exam, which includes at least 100 multiple-choice questions and requires a score of at least 70%, separate from the Florida state licensing exam.

Submit Your Florida Sales Associate Application

Submit the Sales Associate Initial Application (RE 1) through the Florida Department of Business and Professional Regulation.

The current application form lists a $62.75 fee. You can start from the DBPR real estate application center. Fees can change, so confirm the live amount before applying.

Complete Your Fingerprinting & Background Check

Florida requires electronic fingerprints as part of the sales associate application.

DBPR directs applicants to use an FDLE-registered Livescan service provider and recommends submitting fingerprints immediately after the license application. Fingerprint provider fees vary, and DBPR notes that results may take up to five days to reach the Department.

Take and Pass the Florida Real Estate Exam

After DBPR approves your application, schedule the Florida Real Estate Salesperson examination with Pearson VUE.

The sales associate exam has 100 questions, allows 3.5 hours, and requires a score of at least 75 out of 100 to pass. The current Pearson VUE exam fee is $36.75.

Activate Your License With a Florida Broker

After you pass the state exam, DBPR can issue your license number, but that does not automatically make the license active.

You or your qualifying broker must activate the sales associate license through DBPR before you can perform licensed real estate services, including through the RE 11 process or the broker’s online account.

How much does a real estate license cost in Florida?

Pre-licensing education costs vary by course package. In addition to education, the current DBPR sales associate application fee is $62.75 and the Pearson VUE examination fee is $36.75. Electronic fingerprinting is also required, with pricing set by the Livescan provider. Check the DBPR application and Pearson VUE Florida real estate page for current fees before applying.

Does Florida offer real estate license reciprocity?

Florida uses mutual recognition rather than general reciprocity. Current Florida Real Estate Commission information lists Alabama, Arkansas, Connecticut, Georgia, Illinois, Kentucky, Mississippi, Nebraska, Rhode Island, and West Virginia. Mutual recognition applies to qualifying nonresidents who hold a valid, current, active license in good standing from a participating state and meet Florida’s requirements. Applicants must pass the Florida-specific real estate law exam.

Can you take the Florida real estate exam without classes?

Most applicants must complete the 63-hour Florida sales associate pre-licensing course before taking the state exam. However, active members in good standing with the Florida Bar and applicants with a qualifying four-year degree in real estate may be exempt from the 63-hour course. Different requirements also apply to applicants using Florida’s mutual recognition pathway. 

How long does it take to get a Florida real estate license?

The process includes completing 63 hours of pre-licensing education for most applicants. Additional processing time includes DBPR application review, electronic fingerprinting and the background check, and scheduling and passing the state exam.
