Ready to start your Alabama real estate career? Follow these six steps to complete the state-required education, exam, application, broker, and post-license requirements.

Check Your Alabama Eligibility and Pre-Register

The Arkansas Real Estate Commission (AREC) requires applicants must be at least 19 years old, meet the state’s legal-presence and residency requirements, show proof of high school graduation or the equivalent, and meet AREC’s criminal and licensing-history requirements. Then pre-register with AREC before you finish the pre-license process so your course credit can be matched to your exam authorization.

Complete Your 60-Hour Course and Final Exam

Complete 60 hours of AREC-approved salesperson pre-licensing education and earn a minimum course grade of 70. Colibri’s Alabama course includes the required final exam. Your school reports completed course credit to AREC. Review the Alabama real estate license requirements for current course and completion details.

Pass the Alabama Salesperson Exam

After your school reports course credit and AREC authorizes you to test, schedule the salesperson exam through Pearson VUE. The current fee is $73 per attempt. The exam includes 80 scored general questions and 40 scored Alabama questions, allows 3.5 hours, and requires an overall scaled score of 70. You must pass within six months of course completion. Prepare with Alabama real estate exam prep before test day.

Complete Fingerprinting and Apply for Your Temporary License

Follow AREC’s fingerprint instructions for the required fingerprint-based state and federal criminal-history check, then submit a complete temporary salesperson application within 90 days of your examination date. Current AREC temporary-license fees are $210 for active status or $180 for inactive status.

Activate Your License With a Qualifying Broker

To practice real estate, your temporary license must be active under an Alabama-licensed qualifying broker. If you are not ready to activate, AREC can classify the license as inactive.

Finish Post-License Education and Get Your Original License

According to AREC’s current course requirements, after your temporary license is issued, you’re required to complete Alabama’s 30-hour post-license course. To stay active, complete the course and have your original salesperson license issued within the first six months. All temporary salespersons must complete the course and obtain the original license within 12 months or the temporary license lapses.

FAQs

What is Pass or Don’t Pay Guarantee?

If a student does not pass the Alabama real estate license exam within 30 days of completing the exam prep course, we’ll reimburse the original cost of either your pre-licensing package or the exclusive exam prep you purchased.* For reimbursement, email us at [email protected] with a copy of your exam results, including the date of the exams, within 30 days of the failed exam attempt.

*Specific state laws or regulations prohibit some students from qualifying. For example, Florida, Michigan, Tennessee, and New Jersey do not permit guarantees to passing the real estate licensing exam.

How much does a real estate license cost in Alabama?

For the standard active temporary salesperson path, current state and testing fees total $283 before pre-licensing education and fingerprinting: $73 for the Pearson VUE salesperson exam plus $210 for an active temporary salesperson license. The $210 includes the $150 license fee, $30 Research and Education fee, and $30 Recovery Fund fee. An inactive temporary license is currently $180, with the $30 Recovery Fund fee due when the license is activated. Course tuition and fingerprinting are additional. For a broader budget, see our Alabama real estate license cost guide. State and testing fees can change, so confirm current amounts with AREC and Pearson VUE before you apply.

What is the duration of a real estate license course in Alabama?

Alabama requires 60 hours of approved pre-licensing education. Colibri’s current online Alabama course limits course credit to six hours per day, so the 60-hour course cannot be completed in less than 11 days. Actual calendar time depends on your course format and schedule. After course completion, Alabama gives you six months to pass the salesperson exam.

Can you attend real estate pre-licensing classes online in Alabama?

Yes, you can! Colibri offers students or licensees to attend classes and complete their pre-licensing course fully online with livestream and flexible self-paced packages.

Does Alabama offer real estate license reciprocity?

Alabama offers a reciprocal licensing path for applicants who hold a current real estate license in another state. Reciprocal salesperson applicants must complete an AREC-approved 6-hour Alabama reciprocal course, pass the Alabama state portion of the exam within six months, and provide certification of licensure from the state where they were originally licensed by full examination. Review AREC’s current reciprocal requirements before applying.

Can you take the Alabama real estate exam without classes?

No. First-time Alabama salesperson applicants must complete an approved 60-hour pre-license course and pre-register with AREC. After the school reports your course credit and AREC establishes eligibility, Pearson VUE sends your authorization to test. See the Alabama real estate license requirements for the full process.

How do I pre-register with the Alabama Real Estate Commission?

Pre-register with the Alabama Real Estate Commission before completing the pre-license process. Use the AREC pre-registration portal and follow the Colibri school registration instructions provided with your course. AREC uses your registration information to match the course credit reported by your school and establish eligibility for the state exam.

How long does it take to get an Alabama real estate license?

It varies per person on how long it takes to get an Alabama real estate license depending on the pace at which you complete the 60 hours of pre-licensing courses and pass your licensing examination, the time it takes you to complete the application process, and post-license course and application processing times.

What are the requirements to get a real estate license in Alabama?

For the standard Alabama salesperson path, you must meet AREC eligibility requirements, including being at least 19, meeting legal-presence and state-residency requirements, and showing proof of high school graduation or the equivalent. You must complete 60 hours of approved pre-licensing education, pre-register with AREC, pass the Pearson VUE salesperson exam, complete fingerprint-based criminal-history processing, and submit the temporary-license application within 90 days of the exam. An active salesperson must work under an Alabama qualifying broker. After the temporary license is issued, complete the 30-hour post-license course and obtain the original license within the required deadline. Applicants concerned about a felony or crime involving moral turpitude can ask AREC for a determination of licensing eligibility before completing the full process. Review the Alabama real estate license requirements and current AREC guidance for details.

Do I need a qualifying broker before I take the Alabama real estate exam?

No. You can complete the required education and take the salesperson exam before choosing a qualifying broker. After you pass, an Alabama-licensed qualifying broker is required for an active license. If you are not ready to activate, the license can be classified inactive. See our guide to finding a real estate sponsoring brokerage when you are ready to compare options.

What is on the Alabama real estate salesperson exam?

Pearson VUE’s current Alabama candidate handbook lists 80 scored general questions and 40 scored Alabama questions, plus 10 to 15 unscored pretest items. The salesperson exam allows 3.5 hours, costs $73 per attempt, and uses an overall scaled passing score of 70. If you fail the overall exam, Pearson VUE says you must retake the entire test. For a deeper breakdown, see our Alabama real estate exam guide.

Does Alabama require fingerprinting or a background check for a salesperson license?

Yes. AREC requires fingerprint-based state and federal criminal-history processing as part of the temporary salesperson application process. Follow the current AREC license application instructions for fingerprint scheduling and submission details because the process and service fee can change.
