How to get a Real Estate License in Georgia
To become a real estate agent in Georgia, you must first get your Georgia real estate license. The process of getting your real estate license generally takes a few months and includes the following steps:

Make Sure You Meet Georgia’s License Requirements

Complete Your 75-Hour Georgia Pre-Licensing Course
Complete the 75-hour Salesperson Prelicense Course through a Georgia Real Estate Commission-approved school.
Georgia also recognizes certain qualifying college coursework and approved prelicense education from another state or Canadian province as alternate education routes. Review the Georgia Real Estate Commission course requirements for current details.

Pass Your Georgia Pre-License Course Final
Pass the Georgia salesperson pre-license final exam, which contains at least 100 multiple-choice questions and requires a passing score consistent with the state qualifying exam unless otherwise approved by the Commission, separate from the state licensing exam.

Take and Pass the Georgia Real Estate Exam
Schedule the salesperson examination with PSI.
The Georgia salesperson exam includes 100 national questions and 52 Georgia-specific questions and requires at least 75% on both portions. The current exam fee is $119.

Prepare Your Background & Lawful-Presence Documents
No more than 60 days before applying for your license, obtain the required certified criminal history report. Georgia residents use a GCIC report; nonresidents use an equivalent report from their state of residence.
Routine fingerprinting is not required for every applicant, although fingerprints may be required if the Commission needs an FBI report. You will also need a signed and notarized Lawful Presence Verification affidavit and an accepted secure and verifiable document.

Get Your Georgia Salesperson License Through PSI
After passing the exam, allow at least 24 hours before returning to an eligible PSI test center to obtain your license. The current license fee is $170, and you must apply within 12 months of passing the examination or retake the exam.
Bring the required identification, Certification of Accuracy Statement, criminal history report, lawful-presence documents, and payment. To receive an active license, bring a completed Sponsoring Broker Statement from the Georgia brokerage you will join. If you do not yet have a sponsoring broker, you may obtain an inactive license and activate it later.
