To become a real estate agent in Georgia, you must first get your Georgia real estate license. The process of getting your real estate license generally takes a few months and includes the following steps:

Make Sure You Meet Georgia’s License Requirements

You must be at least 18 years old and have a high school diploma or GED, while also meeting Georgia’s criminal-history and lawful-presence requirements. Review the Georgia real estate license requirements

Complete Your 75-Hour Georgia Pre-Licensing Course

Complete the 75-hour Salesperson Prelicense Course through a Georgia Real Estate Commission-approved school.

Georgia also recognizes certain qualifying college coursework and approved prelicense education from another state or Canadian province as alternate education routes. Review the Georgia Real Estate Commission course requirements for current details.

Pass Your Georgia Pre-License Course Final

Pass the Georgia salesperson pre-license final exam, which contains at least 100 multiple-choice questions and requires a passing score consistent with the state qualifying exam unless otherwise approved by the Commission, separate from the state licensing exam.

Take and Pass the Georgia Real Estate Exam

Schedule the salesperson examination with PSI.

The Georgia salesperson exam includes 100 national questions and 52 Georgia-specific questions and requires at least 75% on both portions. The current exam fee is $119.

Prepare Your Background & Lawful-Presence Documents

No more than 60 days before applying for your license, obtain the required certified criminal history report. Georgia residents use a GCIC report; nonresidents use an equivalent report from their state of residence.

Routine fingerprinting is not required for every applicant, although fingerprints may be required if the Commission needs an FBI report. You will also need a signed and notarized Lawful Presence Verification affidavit and an accepted secure and verifiable document.

Get Your Georgia Salesperson License Through PSI

After passing the exam, allow at least 24 hours before returning to an eligible PSI test center to obtain your license. The current license fee is $170, and you must apply within 12 months of passing the examination or retake the exam.

Bring the required identification, Certification of Accuracy Statement, criminal history report, lawful-presence documents, and payment. To receive an active license, bring a completed Sponsoring Broker Statement from the Georgia brokerage you will join. If you do not yet have a sponsoring broker, you may obtain an inactive license and activate it later.

Review the Georgia real estate license requirements for the first-year 25-hour post-license requirement.

FAQs

What are the requirements to get a real estate license in Georgia?

Georgia requires most applicants to be at least 18 years old, holding a high school diploma or GED, completing 75 hours of approved pre-licensing education, passing the course final and Georgia salesperson licensing exam, obtaining the required criminal history report, meeting lawful-presence requirements, and applying for the license. A sponsoring Georgia broker is required for an active license; applicants without a sponsor may obtain an inactive license. Read more about the Georgia real estate license requirements

How much does it cost to get a Georgia real estate license?

Your total cost depends on the pre-licensing package you choose and the amount charged by the law-enforcement agency that issues your criminal history report. Current fixed charges include the $119 PSI salesperson examination fee and the $170 Georgia license fee. Course pricing and criminal-history report costs vary, so check PSI’s current Georgia examination information and GREC requirements before applying.

How long does it take to get a Georgia real estate license?

It depends on how quickly you complete the 75 hours of pre-licensing education, pass the course final, schedule and pass the licensing exam, obtain the required criminal history report, and return to PSI with complete licensing documents. PSI allows successful candidates to obtain a license beginning at least 24 hours after passing the exam, and the license must be obtained within 12 months of the passing exam date.

What is the duration of a real estate license course in Georgia?

Georgia’s standard Salesperson Prelicense Course requires 75 instructional hours. Certain applicants may instead qualify for the salesperson examination through eligible college coursework or approved prelicense education completed in another state or Canadian province.

What happens after I purchase my Georgia pre-licensing course?

Once you purchase your Colibri Georgia pre-licensing course, you’ll get immediate access to your student dashboard. From there, you can start learning, track your progress, and manage live class schedules if applicable. Your progress is automatically saved, and you can switch devices anytime without losing your place.

Do I need a specific pre-licensing course if I live in Atlanta, Augusta, or Savannah?

No. Whether you’re in Atlanta, Augusta, Savannah, or anywhere across Georgia, the state requires the same 75-hour pre-licensing education. Our online programs are fully approved and designed to fit your schedule, no matter where you live.

Is it realistic to work as a part-time real estate agent in Georgia?

Yes. Many agents in Georgia successfully start their careers part-time while maintaining another job. Expect to dedicate 15–25 hours per week to client outreach, showings, and paperwork, though seasonal activity may fluctuate. Colibri Real Estate’s self-paced Georgia pre-licensing courses are ideal for students pursuing real estate part-time.

Does Georgia offer real estate license reciprocity?

Yes. If you hold a current real estate license in another state or jurisdiction, are in good standing, and earned that license by examination, you may be eligible for a comparable Georgia license by reciprocity without repeating Georgia pre-licensing education or testing. Florida residents who otherwise qualify for reciprocity must take and pass the Georgia Supplement Exam. Review the GREC reciprocal application and requirements for current eligibility and documentation.

Can I take Georgia real estate pre-licensing classes online?

Absolutely. Colibri offers fully online Georgia real estate pre-licensing courses, available as self-paced, livestream, or hybrid learning options. You can study on your schedule and access your course materials 24/7 from anywhere in Georgia.

Can I take both online and livestream pre-licensing courses?

Each class must be completed in the format it was started to receive credit.

What if I miss a Colibri Real Estate livestream class?

Attendance for livestream Georgia pre-licensing classes is required to earn credit. If you miss a session, review your welcome letter on your student dashboard for options or make-up procedures specific to your instructor’s schedule.

Are there promo codes or discounts available for Georgia online real estate pre-licensing?
