How to get a Real Estate License in Virginia
To become a licensed real estate salesperson in Virginia, complete an approved 60-hour course, pass the required examinations, complete fingerprinting, and apply through the Virginia Department of Professional and Occupational Regulation (DPOR). Your timeline depends on study pace, examination scheduling, and application processing.
1
Check Virginia salesperson eligibility
You must be at least 18 and have a high school diploma or GED. Review the Virginia Real Estate Board licensing requirements before enrolling.
2
Complete the 60-hour pre-licensing course
Finish a Virginia Real Estate Board-approved 60-hour Principles of Real Estate course and satisfy your school’s course completion and final exam requirements. Explore Virginia license requirements for more details.
3
Pass the Virginia licensing exam
Schedule the Virginia salesperson examination with PSI after completing your qualifying course. You must pass both the national portion (70%) and Virginia state portion (75%). Use Virginia real estate exam prep to practice beforehand. Confirm current exam scheduling and fees with PSI.
4
Submit fingerprints for a background check
Fingerprinting is required, not optional. Follow DPOR’s approved fingerprinting instructions through PSI or Fieldprint. Fees vary by provider: Colibri’s current cost guide lists about $52 with PSI or $37.50 with Fieldprint.
5
Apply for your salesperson license through DPOR
After passing the exam, submit the signed Virginia Real Estate Salesperson License Application using the DPOR salesperson forms. The published application fee is $230, including the recovery fund assessment, before any applicable additional technology fee. Apply within one year of your original examination date to avoid having to retest. The salesperson application is currently listed as a fillable/printable form, with no online option.
6
Affiliate with a Virginia real estate brokerage
To practice, your license must be active and associated with a licensed Virginia real estate firm or sole proprietorship under a supervising or principal broker. If you are not yet affiliated, review DPOR’s activation process and the distinction between active and inactive status.

Virginia provides a reciprocity pathway for applicants holding a current salesperson license in another state, subject to Virginia requirements. These generally include passing the Virginia state exam portion, documenting the 60-hour Principles of Real Estate education, and providing licensing certifications from other jurisdictions. Review DPOR reciprocity guidance because approval is not automatic.
No. Completing the 60-hour Virginia real estate pre-license course is required before scheduling the state exam.
No. Even if you plan to work in Richmond, Virginia Beach, Newport News, Norfolk, Alexandria, or other cities across Virginia, completing the 60-hour Virginia real estate pre-license course is required before scheduling your state licensing exam.
Your timeline depends on how quickly you complete the 60-hour course, secure a PSI exam appointment, complete fingerprinting, and receive DPOR approval. Virginia does not guarantee a single completion timeline. Allow additional time if you need to retake an examination or submit supporting documents.
You must be 18 or older, have a high school diploma or GED, complete 60 hours of approved education, pass both portions of the PSI salesperson examination, submit fingerprints and the DPOR application, and affiliate with a Virginia brokerage to practice on active status.
