During Colibri Real Estate’s August 2025 webinar, Phil Sexton, REALTOR and thought leader, led a discussion on how AI can help real estate agents streamline their work in order to focus on what matters most.

Here are some ways you can use AI in your real estate business.  

Create visuals that don’t look like stock photos 

Remember when you needed a graphic designer for every marketing piece? During the webinar, Sexton demonstrated how he tells ChatGPT, “Create an image of a man and a woman FaceTiming an agent,” and boom—custom visual content for his Google Business page. 

“Instead of hiring a graphics guy, instead of diving through Canva and trying to make things perfect… instead of getting a degree in Adobe Illustrator, we can now just go into some of these AI tools,” Sexton said. 

Turn one video into ten pieces of content 

Using tools like Opus Clip, agents are taking their existing neighborhood tour videos and automatically chopping them into social media-sized clips.  

As Matt Maier from Rejig.ai shared, “You do the upfront investment in creating that video, and it can be totally off the cuff, doesn’t have to be super well produced, and then Opus will turn it into these really nice-looking clips.” 

Leverage the power of AI for effortless digital marketing 

Rejig.ai is transforming the way agents manage their digital marketing efforts by simplifying and automating key processes. This powerful AI tool scours the web for relevant and timely content, curates it, and enhances it with visual elements and captions ready for posting on social platforms.

Save time with voice-powered listing coordination 

Perhaps the most jaw-dropping demo came from Carey Armstrong of Truelist, who called her AI assistant live during the webinar and set up an entire listing, scheduling painters, photographers, stagers, and even opening title, all through voice commands. 

“Hey, Carey, this is Truelist. Can I help you with a new or an existing listing?” The AI proceeded to create a complete timeline, reach out to vendors, and send links to the real estate agent —all while Carey was “driving home from the listing appointment.” 

The Integration Game Changer 

Here’s where the real time savings happen. Instead of juggling 12-18 different tools (yes, that’s the actual number the former CMO of Anywhere quoted), smart agents are choosing platforms that do multiple things automatically. 

Maier’s Rejig.ai platform exemplifies this approach: “Think of us as a combination of ChatGPT, Canva, Pinterest, and local news.” 

In addition, Truelist simplifies managing new listings by integrating common processes. Just talk or text to get started—say, “I’ve got a new listing at 123 Main Street,” and details are pre-filled using MLS and public records. Need vendors? Quotes, scheduling, and confirmations are handled automatically, with updates provided every step of the way. Impress sellers by inviting them to the dashboard, where they can access timelines, checklists, status updates, and listing previews—all in one place.  

Why Personal Use Matters 

Armstrong made a crucial point that many agents miss: “Using it (AI) in your personal life is a great way to understand its possibilities, and to understand where AI can go and where it isn’t as good today.” 

She confessed that while vacationing in France, she used ChatGPT so much that her friend called it “Carrie’s new boyfriend, because I kept mentioning him, the same way that a 14-year-old can’t stop talking about her new boyfriend.” 

Sexton agreed: “Let some of this tech transition into your personal life, and it’ll get easier for you to use and strategize how to use it in your business.” 

The ROI Beyond Time Savings 

Sexton shared a perfect example of how AI content creates unexpected business opportunities. After posting a video he created using voice cloning and AI avatars, two different business contacts reached out, including someone who runs a medical staffing company, asking to “grab lunch” to learn more. 

“As a real estate agent, we always sit there and say, how could I get connected to somebody that is going to bring in a bunch of highly paid people that want to buy houses?” Sexton noted. 

Sexton’s creative use of AI drew attention to his business, which is difficult to do in a packed digital landscape. 

What This Means For Your Business 

AI isn’t going to replace real estate agents.  

As Maier emphasized, “People want to do business with you; they don’t want to do business with a robot.”  

But agents who use AI effectively will have a massive advantage over those who don’t. 

The key is starting small and building up. Use ChatGPT to create a social media graphic. Try Opus Clip on an existing video. Ask AI to help you write product descriptions for your Google Business page.
